Someone in your farm area will sell this year without ever calling you.
You control two things: how many owners you look after, and how often you give them something useful. Everything else follows from trust.
The two things you control
How the maths works
- Listings a year = homes ÷ 20 × your chance of getting the listing.
- Two things rise with trust. How often you're invited to appraise: from about 1 in 10 sellers when they barely know you, to every one when they trust you. And how often you win against the other agents: from 1 in 3 (just one of three) to about 1 in 2 (the one they already trust).
- Trust builds slowly at first, then tips once you have given an owner something useful about 10 times.
- Past 12 a year it starts to feel like too much and trust slips a little.
- A guide to where the levers are. Not a forecast.
How to get to 25
Each option moves the sliders on the left. Try one, then try another.
At these numbers you’re on track for 25.
The work behind it
Only about 4 or 5 homes in your area are for sale at any one time. Who’s talking to the other 45 who’ll list this year?

The hours above are the hard part. Archer does them for you: every owner, one to one, about 10 times a year, nothing asked. We also run ads in your name and book the owners ready now into your calendar. See how it works
Built from the farm maths we teach: 1000 homes ÷ 20 ÷ 3 = 16.7 listings a year if you're invited every time and win 1 in 3. Trusted agents win closer to 1 in 2: that's 25.
